Portfolio Leasing and Management Costs

[a lessee placement fee ] + 0.05 x (monthly rents paid)

where a lessee placement fee shall equal to $350 and 5% of monthly rent monies paid shall be credited to the company, monthly, hence after, for the duration of a lessee’s lease.

a lessee placement fee includes all costs to execute all [SERVICES INCLUDED] as stated within the Portfolio Leasing and Management Services table above.

in the case of a lessee retention, the lessor shall be charged an annual fee of $150 to include all other succeeding lessees placed, lessee renewals, rate notices, administration, and documentation - in lieu of the initial lessee placement fee.

LEASING CRITERIA

  • COMPLIANCE

    1147 PROPERTIES, LLC is unable to provide leases to lessee applicants who possess prior evictions, convictions, and/or criminal records.

  • CREDIT

    We require all lessee applicants to possess a minimum credit score of 600, as reported by Transunion.

  • INCOME

    We require all lessee applicants to possess and be able to provide proof of verifiable income equal to 3x the amount of monthly rent.

  • RENTAL HISTORY

    We require all lessee applicants to provide verifiable contact information of their previous lessors to speak on the tenure of their tenancy.
